Looking to leave the hustle and bustle of the city? Our Glamper is a simple place to camp for a couples get-away, small family get-away, or the weekend hunting trip....a place to enjoy Hill country sunsets , gaze at the wide open starry skies, and breathe in good ole’ country air. We are located in Rio Frio, TX just up the road from the beautiful Frio River. Garner state park is only a few miles down the road. ***Property is not located on the river***
***Camper is the closest thing you can get to tent camping but with the luxury of having AC, kitchen, fridge and a bathroom. Camper is located behind our main home on 2.5 acres. There is a queen sized bed on one side of the camper in it’s own room. The couch makes out into a bed comfortable enough for just one adult OR two children. There is an additional bunk room with two bunk sized beds for two children. There is a small table and chairs right outside along with a smoker if you’d like to bbq a meal or two. You’ll just need to bring your own firewood , or charcoal and lighter fluid.. The views from the camper are hills in the distance and we get some gorgeous sunsets in the evenings.
Hillcountry views, in a remote, peaceful spot. Garner state Park is only a few miles down the road and Happy Hollow Outfitters is also just down the road and the perfect spot for your weekend float.

Definitely a place to get away from it all and feel like you are camping but without all the hassles that can make camping difficult. Beds were comfortable and everything necessary to cook was there along w a nice fire pit to enjoy outside.

  • The Glamper is a great little place to stay in Rio Frio. It is convenient to all the local amenities. It is located right in between Leaky and Concan, TX, and about 3.5 miles from Garner State park. It should be mentioned that almost EVERYTHING in this area closes at 9pm. To find restaurants, or grocery stores open beyond this time, Uvalde, TX would be the closest city to go to at 40 miles to the south. Holly, the host, is extremely responsive! She knows how to effectively communicate, which is very important for this type of experience. The land is beautiful, and the location is very private. You are able to see Holly's house and backyard from the Glamper, but as she states in the description - privacy is respected. The Glamper is clean and welcoming. The AC works wonderfully. There are some games in their as well. The beds are comfy also. Be sure to flip the little switches to the left of the entrance to "on" when you come in so that all the lights work. There is a built in radio with CD player, so if you have some CD's bring those! The speakers are located on the roof so sound is abundant throughout. On the backside of the Glamper there is a small sitting area with a fire pit and lights strung around the tent that covers it, along with some chairs and a citronella candle. It was hot while my friend and I were there, so we never used this feature, but if it were cooler we may have! In the description, it reads that the Glamper sleeps 4, but I really believe it is most comfortable with 3 adults, or maybe a family of 4 with two younger children. Price point for the Glamper is hard to beat! It fell just below almost every single cabin or Inn that is out in that area. In short, it was great, and I will be back the next time I travel to this area!

    My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. We will have to bill after you book, b/c there is no option on Airbnb.
    Sleeps 2 – This cabin offers a Queen size bed, shower, T.V., kitchenette, heat & air, picnic table, BBQ grill, and 2 rocking chairs on a covered front porch. This cabin INCLUDES the following: Fully equipped kitchenette with a small refrigerator, Plug in 2 burner stove, countertop oven, microwave, coffee pot, toaster, blender, cookware, dishes and utensils to prepare meals. BBQ pit and picnic table with grilling utensils. Each bed has a quilt, pillow(s) and a mattress protector. Free Wifi - Country Wifi is for basic texting b/c phone service is not always great. It is not intended for working or downloading music/movies. Satellite T.V. This cabin does NOT include the following: Trash bags, zip-lock bags, & paper products-*** but we do supply you with ONE of the following to get you started: toilet paper, paper towel roll, trash bag, coffee, & sugar. Sheets & Towels – You must BRING your own Sheets (Queen) and Towels
    We are in a great location with great views of the mountains. We are away from it all, but yet very close to all the essentials.
  • Great place and everything was wonderful. We couldn't get the coffee maker to work, but just like they were on it. The location was our only negative comment, it's not in walking distance to the water. If that's not important for you, then this is your place.

  • The cabin is just as described. Cozy Cabin was clean, comfortable and cutely decorated with some welcoming whimsical touches. We had a very small issue with a broken chair. The hosts responded above and beyond expectation and replaced the chair. My husband and I were there for the weekend to enjoy the local roads on our motorcycle. We will definitely consider Whiskey Inn as a future option.

    The Chimney house is brand new construction, thoughtfully designed for the perfect river get away. Located just off the banks of the Dry Frio (which is NOT dry!) You will find everything you need to rest, relax and enjoy your time at the river.

You will find everything you need to rest, relax and enjoy your time at the river. The Chimney House is a one room cabin with a fully equipped kitchen, bathroom, queen bed, two single beds in the loft and an amazing front porch perfect for watching the sunset with a cold beverage or a nice family dinner. The porch has a huge outdoor sofa sectional and a outdoor dining table. There is also a charcoal grill with all of the necessary grilling tools. This house is perfect for singles, couples or small families. ***Children should be old enough to safely climb a ladder if they plan to sleep in the loft. The lot that this house is on goes all the way down to the river, although it is about 500 feet away. It is an easy walk down to a beautiful waterfront! The community owns a one-mile stretch of the river with common area on either side which is yours to explore while you are guests at the Chimney House. ***There IS Air conditioning. There IS NOT internet, cell service or TV***
    FAQ's: How far is the river from your house? ~ Our lot is located on the river but it is long and skinny. There is about a 500 foot walk down to the beautiful waterfront and great swimming hole. How deep is the river? ~ The waterfront directly in front of our house has some shallow sections as well as some great swimming holes. The community owns a mile long stretch of the river that you are free to explore! Exploring the river is one of our favorite family activities! Can you go tubing there? ~ There are definitely float-able spots in the river but you cannot do a point-to-point float in our river. If you would like to do that, your best be is to drive into Concan. How far are you from...?: Concan - 25 minutes (nearest gas station and basic groceries) Garner State Park - 30 minutes Leakey - 40 minutes Uvalde - 40 Minutes San Antonio - 2 hours Austin - 3 hours and 15 minutes Houston - 4 hours and 45 minutes Dallas - 6 hours Is this a good location for children? ~ This is an excellent location for children! SInce there are some shallower parts of the river, the kids can play can cool off freely and easily without having to worry too much. Children are absolutely welcome. Are pets allowed? ~ Pets are allowed with prior approval. Pets must be house broken and well behaved. Pets are not allowed to wander out of owners sight. *** I must warn you, this house is 25 minutes from the nearest gas station and 40 minutes from the nearest grocery store. It is in your best interest to plan well and bring everything you will need for your stay so you can stay put and enjoy your visit.
  • The Chimney House is one of the best stays we have ever booked through AirBnB! The little house so charming. We found the washer and dryer and full kitchen very convenient. It is a short walk away from a little stretch of the Dry Frio River. We had so much fun spending the day by the water with our pup. The water was only 3 ft deep at its deepest point, which was perfect for wading in and cooling off. There is absolutely no cell service or wifi - we thoroughly enjoyed this as we were able to completely tuck our phones away and truly enjoy each other and the beautiful scenery. Our puppy loved playing with the next door neighbor's sweet, friendly dog. Overall, this was just the relaxing vacation we needed to recharge. We are already making plans to book our next trip!   • Great secluded place and a chance to unwind. The first day we were there it was so quiet you could hear the river and every sound of nature. I didn't even miss not having wifi or cell service. There are other houses close by if an emergency occurs. A warning to the wobbly: the floor is made of natural rocks which are uneven and there is a larger than normal step needed to step into the house. The bathroom does not have a door if that bothers you.

    Evensong provides a quiet place to relax. The cottage has two twin sized beds in a separated area. The living room is furnished with a full size futon, eating area, flat screen tv, and kitchen with fridge and microwave. Freshen up in the adorable full bathroom with tiled shower, sink and mirror. Wifi access on most of the property. You will find random books and games available.
    Our guest cottage is situated behind our home, with beautiful views of the hills, and great bird watching in a six acre area. It is 1 and 1/2 miles from the Garner State Park entryway. Quiet and serene, this well appointed hidden gem is tucked behind the trees off the road and away from the heavily populated areas.

Patricia and her husband went above and beyond as hosts: from fresh cookies, a stocked mini fridge, and a delicious country breakfast, to great having conversations and loving on our two energetic dogs! The cabin was equipped with anything we could need and the grounds were beautiful and peaceful. It was the perfect weekend getaway and we hope to return soon!

  • Patricia and Ken's place is a dream. You'll find no better place to relax on a trip to Garner State Park or Lost Maples. We loved meeting them and chatting about their property and all the fun aspects of it--from the star gazing/bird watching platform, to the chapel, to the hiking opportunities in the dry creek bed, they have it all! Pat and Ken also have the best hospitality. We were greeted by them personally and given freshly baked chocolate chip cookies. Each morning they included a delicious homemade breakfast. Their attractive cabin has plenty of outdoor seating (and swings) as well as everything you could possibly need inside. They've thought of all the conveniences, including blackout curtains sewn by Patricia herself! You won't regret staying here; we (and our two dogs) loved it and felt so relaxed!

  • I've stayed at many AirBNB's but this is the only one that has ever offered the second "B" - breakfast. The hosts delivered a delicious home-cooked breakfast to my door, after asking me for my food preference and preferred type of delivery. At arrival, I was greeted with a plate of homemade cookies. The place itself was just as advertised, and the grounds were charming, with incredible night views and a very quaint chapel for meditation. The location can't be beat for exploring this most beautiful part of Texas; it's only about 30 minutes or so from either Garner State Park or Lost Maples State Natural Area. The nearby town of Leakey has several restaurants and a number of shops. All in all, this place is a winner.

    Cabin 32 is a short walk to the Frio River down a grassy slope/steps. It is a small one room unit with a full bed and a futon. Although linen/towels are provided from October thru May, the bed will not necessarily be made up. It does NOT have a kitchen. It has a refrigerator, microwave and coffee maker but no kitchen sink, no silverware, nor any dishes.
    It is in a pretty grassy area close to the Frio River, but it is small. There are two other cabins near Cabin 32.
    Limited restaurants in the area from December thru February. Concan Country Club Grill. and the Concan General Store are open during the "Off Season". Neal's Dining Room is open from March thru November but check their hours. This cabin is within walking distance to Neal's Dining Room. Leakey is 18 miles from Concan and Uvalde is 23 miles from Concan.

We didn’t choose a cabin with a fire pit, but if we knew that we would of chose a different one. Easy access to the cabin and a private walking area to the river. I have Sprint phone service and still was able to use my phone. Overall great choice for a one night stay.

Has everything you need for the whole family to have a great time. located directly on the river which is not too deep and perfect for children.. cabin location in utopia is perfect for day tripping around the area and was only about a 25 minute drive to both Lost Maples State Park and Garner State Park. We are centrally located and the perfect option for motorcycle enthusiasts who want to take their time exploring the greatest bike routes in Texas. * One of the most beautiful scenery routes in Texas: (1) Leave StarLight Cabin and motor West on Hwy 1050 to Hwy 83 at Garner State Park; (2) travel North on Hwy 83 to Leakey; (3) take Hwy 337 East to Vanderpool; (4) turn back South on Hwy 187 to Utopia and StarLight Cabin. (This very scenic route is approx. 51 miles long.)   • Our stay at Starlight Cabin was very peaceful, relaxing, and THE VIEW is amazing! We spent a lot of our time out on the patio! We really enjoyed relaxing and looking at the beautiful view! I especially loved that the cabin had a sliding glass door so you could see the view from inside the cabin! We spent one lovely evening grilling chicken and veggies and sitting around the fire relaxing. Starlight Cabin couldn’t have a more perfect name, as the night sky there is incredible! It is the perfect place for stargazing! The inside of the cabin was clean and had the basics that you would need for the most part. If you’re planning on grilling, make sure you bring some grilling tongs because there aren’t any there and it makes it difficult to turn your food over without them because it’s so hot. The only other thing worth mentioning is that if you’re on the taller side (5’9”+) both of the beds are part of a bunk bed and they have railing as a headboard and footboard and it feels cramped. I’m 5’9” and my husband is 6’3”, and neither one of us were super comfortable in the bed due to the railing preventing us from fully stretching out. I’m guessing that the space would be perfect for people about 5’8” and under! The mattresses were a nice, comfortable memory foam, so the only issue was our height. Overall, the cabin was nice and clean and comfortable! The location is perfect, and only like a 15-20 minute drive from Garner state park, and about 30-35 minutes from tubing in Concan! There’s also a nice river park only 5-10minutes away in Utopia, but it costs $10/person for day use (for non-locals) which we didn’t realize until we got there. We ended up just going to Garner since we have a State Park Pass.. (The river park in Utopia would be GREAT for kids though! ..it had a super fun and unique playground, and bathrooms! Ben was a wonderful host and went above and beyond our expectations! We were arriving around midnight our first night there, and Ben explained exactly how to get there, and even offered to drive into town (at midnight!) to meet us and lead us there! He is very responsive to any questions and was super helpful. We had an issue during our stay, and he went above and beyond to fix the problem! We really loved our stay, and hope to come back someday! Thank you Ben! :D

    This quaint little cowboy cottage is perfect for two people. It was originally our son's place but he is married with a baby, so bigger they must build. We are happy to offer this little piece of our heaven for you to enjoy, but please leave your pets at home. No pets allowed. Thank you for respecting our short and simple house rules.
    2 night minimum under most circumstances. 3 night minimum on major holidays. One-night stays occasionally accepted in the off-season. Cell Service: ATT is most reliable. TMobile has one tower nearby. Most others have no service here.
    We are located just a short 1.5 miles outside of Utopia. We are nestled right in the middle of two great parks less than 20 miles away. Lost Maples State Park located north of town and Garner State Park located West of town. We have a famous cafe that was featured in the movie Seven Days in Utopia that you'll have to try out. Especially their homemade pies.

  • Tracy and Duane's cabin is peaceful and adorable. The pictures don't do it justice. It was perfect landing spot for a combined Valentine's Day weekend and local wedding. Tracy communicated before and through out our stay to make sure we had everything we needed but we had complete privacy. She thoughtfully included some chocolate covered strawberries to help us celebrate Valentine's Day. The shower had plenty of hot water for two showers and great water pressure. The bathroom was very spacious with ample plugs, towels, and storage space. There was even a makeup mirror installed. In the anteroom of the bathroom area, Tracy has thoughtfully placed anything you may have forgotten from razors to phone chargers. The bedroom was spacious with a very comfortable bed. Extra pillow options and extra blankets were in the large walk-in closet where we stored our bags and hung up clothes to make more space. There is a full length mirror in the bedroom. In February with temperatures dropping into the 40s at night we did not need the space heaters which Tracy and Duane provide just in case, the wall heater worked just fine. The bedroom had lots of plugs, lighting options, and a ceiling fan (and living). Entry to the property was easy but you can close the fence. There is even a grill with supplies on the front porch if you want to cook out. At night with the porch lights off you can see Milky Way in the sky and hear the coyotes, it was truly peaceful and very comfortable. This felt more like a home than most airbnbs I've been in and the amount of thoughtfulness made it seem more like staying with friends. I would highly recommend staying here if you're in the area.

  • The property was great and easy check-in, we comfortably had 8 adults there all weekend. It was wet and cold during our visit but there were plenty of things to do while there from the pool, grill, fire pit, basketball and the river a two minute walk from the house. It had all of the basics in the kitchen to cook for us and all fresh linens ready when we got there. The beds were very firm for me but some people may like their beds on the firm side so personal choice for you. We'll certainly be looking to book on our next trip to Garner State Park.

This villa is the perfect base camp if you are planning on visiting Garner State Park (10 min drive) or Lost Maples State Park (~30 min drive). Go hike or tube the river during the day and come "home" to relax at your own private villa. Then repeat...! The kids liked making s'mores on our private fire pit. It is a great place to relax and enjoy the peace. Lots of deer and wild turkeys visited the property during our stay. A beautiful location next to the cool, clear Rio Frio!

One your drive here, be sure to keep your eyes open for exotic animals! You never know what you might see hanging out by the fence line. This area has one of the largest populations of exotic animals in the country! Once you get into Uvalde County and Real County, you could see anything from Zebras to Buffalo. Cell service is not great, only AT&T cell service works out here (and it runs slow during peak season). Be sure to bring any groceries that you might need. It was such a relaxing stay for us. I know people don’t get away to Concan to watch tv or get online, but we all ask about this. For a rural area, the internet speed was great and I was able to stream movies. We occasionally lost a signal, but it would only last a minute and then it was back. Overall, great coverage for the area. They have direct tv, but ESPN isn’t included in the subscription, so plan accordingly if there’s a big game on. But again, most don’t go to Concan to watch tv... there was just a bowl game on that weekend. The property manager and was extremely helpful, as well! Overall, we loved our stay at this property!

Our hosts were very responsive and detailed with any of our questions. They also made sure to leave everything we needed for our stay. From board games, materials to utilize the barbecue pit and to start a bonfire, the special touches in the home did not go unnoticed. The home was spacious and the back patio was great.   • We really enjoyed the little cabin. The fireplace was so cozy during the winter and our dogs loved the entire area. The kitchen and decor are very charming. TIP to travelers; bring your food as you head to the cabin. You'll get cozy and won't want to leave after dark, since the roads are a bit winding and prone to flooding. My little Prius could handle the road though, so the minimal road flooding is no big deal. It was a wonderful value and a very relaxing weekend. Thank you, Mr. Dale!

    This listing if for Suite A only. Each has private bath and king bed. All rooms, Suites A,B & C, are upstairs in our home in the Texas Hill Country. We are 90 mi. NW San Antonio. 20 min. from Garner State Park and 15 min. from Lost Maples State Park a favorite destination for leaf peepers and hikers. Our B&B is not for children under the age of 12. Families should look at our river house, River Haven. Each of the smaller rooms are $100 per night. The larger suite is $125. For the foreseeable future, due to Covid-19, we are practicing minimum contact. Guests are asked to avoid walking through the downstairs. Outdoors can still be enjoyed. Breakfast will not be served. We will give you a $10 gift certificate to Lost Maples Cafe. Kerrville, Fredericksburg, Boerne, Comfort are all close by and great for shopping. If you want to tube the Frio there's Happy Hollow. They will rent you a tube and then transport you to a jump in spot and you'll float through beautiful cypress trees back to the starting point. You can do that as many times as you want and if you're lucky the tamale man will be set up at Happy Hollow for a yummy break. Utopia has a great golf course that was the setting for one of Robert Duvall's movies, 7 Days in Utopia, Golf's Sacred Journey.
    We are on 2 acres, so our neighbors aren't close. Our patios ARE open to guests.

  • Peggy and Ron are the kindest hosts you could ever meet! Their place is beautiful and sparkling clean, with all the amenities you could possibly need for a stay. The location is very conveniently located close to Lost Maples and Garner State Park, and Utopia itself has a pretty park with a river flowing right through it. Our room had very comfortable bedding, space to unpack our belongings, and the bathroom was stocked with all the basics. The sitting area upstairs was adorable, with a rocking chair and a puzzle that guests are invited to help build. Peggy also had a Keurig set up, as well as a mini fridge with some drinks. Ron built a toasty fire outside for us to relax by, and Peggy cooked up a delicious breakfast for us before we headed out for the day. Couldn't have asked for a better stay!

We cooked breakfast on the flat top grill on the front porch, stargazed in the hammock, hiked the 72-acre property, and fed the goats and longhorns one of the evenings. The hot tub was the best way to relax after horseback riding and bouldering we did each day. My husband and I thoroughly enjoyed taking a relaxing break from life and spending time in the quiet together. If you're looking for somewhere to unwind and get back to nature, this is perfection. All the best parts of camping without having to "rough it." We truly felt like we were home.

    Imagine a couple of days in the Texas Hill Country in a guest house that is totally yours, it is shaded by pecan trees, you have access to one mile of both sides of the river(the Dry Frio). Experience abundant wildlife, migrating birds/ hummingbirds and butterflies, stargaze and be able to hike up Lookout Hill and feel comfortable during your stay at Moriah's Riverwalk. You are within 18 miles of the Concan area. Your stay here at our bunkhouse will be safe, quiet, and peaceful.
    The Bunkhouse has a welcoming cozy feel and was designed to accommodate our two kids and our 7 grandkids. Both bedrooms have a full bath, are cool in the summer and warm in the winter. The covered deck is large and accommodating with ample seating, a well-equipped kitchen area that is outside on the deck. We have a gas grill that provides a large cooking area with an attached gas ,burner for a cooking pot/frying pan, etc. The grill area has a plate that will cook pancakes. also it will cook foods in a pot or pan that is available. and we also have a breakfast table. The yard space is shaded most of the year with our pecan trees. There is also a charcoal BBQ pit, two picnic tables, and a firepit. As you can see in the pics, we built the Bunkhouse onto our barn. We still have a few miniature horses around, a few dwarf goats(we drink the milk!) and some random chickens, dogs, and cats. They won't bother you, but are available to see if you would like "the tour". Swimming the full one mile of our river is a unique adventure. We have the Blue Hole, the Emerald Pot, the Slip, and Slide, and let's not forget the Katfish Kitchens. We will have a map to guide you along the river!
    We have clear water swimming spots, for kids and adults. Hiking, bird watching, star gazing and some very interesting State Parks (Garner Stae Park and Lost Maples State Park) close by. At the entrance to the community, we have a Park that has a basketball area, a Volleyball net, tetherball, horseshoes, and a covered Pavilion. It is for use also. The park also has wi-fi access that is available to everyone.

I would highly recommend, especially for families with young children. The sleeping arrangements provided a comfortable place to sleep after a long day of relaxing by the river. The spacious porch with well-equipped kitchen provided space for kids to play while adults socialized and prepared meals. There are several different spots along the mile-long private river access for swimming or splashing around. We also went for a hike up a nearby hill one morning that offered a scenic overlook of the area. There are also many nearby destinations that make excellent day trips, including Concan, Garner State Park, and Lost Maples State Natural Area, among others.

    River Front, private cottage with gorgeous scenery and views of the river and wildlife. Excellent for hiking, biking, swimming, fishing and feeding the local tame deer. The cottage is a bunk house with privacy nooks and a great space for family gatherings. This setting is amazing for reconnecting with family and loved ones. It allows quality time with each other as there is no wifi. An awesome fireplace and games can proove to be an awesome evening by the fire. Secluded, private.
    Awesome river front cottage with amazing scenery and views of the local flora and wildlife. Campfires with s'mores and hot dogs are recommended. Great photo opportunities feeding the deer and wild turkey with friends and family. River exploration and fishing are optimal this time of the season. Migrating birds and butterflies are some of the other attractions of this gorgeous river cottage.
    Private, secluded ranch on the Dry Frio (which is very deceiving, because it is never dry). The river bottom is white stones and rocks and makes the river water look blue green. Almost as if you were in a swimming pool. The river is fed by natural springs that run throughout the ranches river bottom. Fishing is fun, especially when you can see the fish as you try to catch them. Trails have been made along both sides of our river for excellent walks. The scenery all around is abundant. The gorgeous trees and natural plants that adorn this part of the river are one of a kind. The wildlife in this part of the area are unique as well. Domestic and non native animals thrive along our piece of paradise. The birds travel through this corridor of Texas when migrating. This aspect attracts many birdwatchers. The hummingbirds visit from March until October and are a great addition to any getaway or retreat from the city. All in all I love this little piece of heaven. It is very special and unique. I only wish that more people could come and enjoy it.
  • My family and I had an amazing time at Blanca’s cabin! It was perfect for our family of 4, but could easily accommodate a much larger group. There are 8 twin beds, 1 queen sized bed , and 2 couches with a pull out bed in one of them. There is only one bathroom inside with a stand up shower but there is an additional bathroom in the outhouse as well as a washer and dryer. There were plenty of fresh linens, towels, and extra pillows/blankets. I also noticed shampoo, conditioner, and body wash in the bathroom and even though we didn’t use it I though it was a nice touch! The kitchen was fully stocked with everything except for cups, there were coffee mugs and plastic margarita glasses though so I can’t complain! The private river access was so convenient especially with two toddlers. The river itself is beautiful, quiet, and clean! I can’t speak for the entire river but the portion that runs behind the cabin is not very deep. It was waist deep to my husband and I in the deepest spots so if you are looking for somewhere to go tubing or kayaking it probably wouldn’t be ideal. BUT it was absolutely perfect for our children! We put up our canopy and put our chairs in the water and we had an amazing time, we will definitely be back soon! Also on a side note - When we arrived we were greeted by the sweetest black and white dog! We are not sure who she belonged to exactly, but she walked with my kids and I down to the river, followed us back and then hung around on the porch all day and night while we grilled and played outside. She never once begged for food and I thought that was awesome so of course we hooked her up with a sausage link! She was gone when we woke up and then she came back the following night again to hang out. Just in case anyone sees her around she is super friendly and sweet and she was definitely a great host!   • This little cabin was perfect for a family weekend. It looks like a small place, but it fits so many people comfortably. We had two dogs, three kids, and six adults and we each had our own space. The kiddos had a wonderful time walking around the property and along the river. They also collected firewood that we used nightly for a campfire. If you do stay here, be sure to lay out in the front lawn at night looking at the stars. We could see the Milky Way and saw three shooting stars. Blanca was extremely communicative, we felt totally comfortable in her place. Totally recommend. There wasn't any reception in the cabin, so you were forced to unplug and really spend time with the people you were with and explore nature.

Our first night we were rained in and we spent time playing games that are provided on a shelf in the cottage. Early morning coffee outside with freely roaming horses and deer was peacefully beautiful and pure serenity for the soul. The large property is private and secluded. Susie and Henry have a beautiful little slice of heaven to call their home and to share with the lucky people who stumble upon their listing. Molly (the sweetest yellow lab you’re ever going to meet) and Sophie (a people-lovin’ feline) are extras and will be more than happy to lay at your side while you sit on the porch in your rocking chair listening to their record player with the most delightful old records. There’s very little in or near Tarpley so bring groceries and just spend as much time as you can soaking in the peace and quiet.

  • the Farm is an awesome place to stay. My husband and I needed to have some time to just kick back and relax and we did. The cottage is adorable and could not have been anymore suited to what we needed. The pool is a huge plus and clean as could be. Fresh tomatoes from the garden and fruit from their orchard was a nice and appreciated plus, and certainly not something you can get from the ordinary hotel/motel stay. we enjoyed the rockers on the porch . Molly the sweet lab was a bonus as well, as were meeting the couples miniature horse's. This is an awesome place, hosted by a wonderful couple. If you stay here you won't be sorry!

    "Moran-Chito" is what we call our cabin, "Our Peaceful Get Away", "Our Happy Place". We hope that our guest will feel the same after spending time there. It is an open cabin with a loft. Walking distance to the Dry Frio River, which is not dry is about 150 yards. Spend time sitting and relaxing in the river or just reading a book lying on the hammock. If you want to get away from the hectic city this is the place to go.
    This is a rustic cabin with a loft that has 4 twin beds as well and a twin bed with a trundle in the living area. The kitchen is fully equipped, outside there is a patio table, a fire pit, small charcoal BBQ pit, everything you need for a relaxing get away. Enjoy the rockers on the front porch while watching the deer stroll by or just enjoy gazing at the night sky. On a clear evening the stars are simply breathtaking. Moran-Chito cabin can accommodate singles, couples or a small family. ~~~Children should be old enough to safely climb a ladder if sleeping in the loft. Direct TV is available. It is very important to plan well and bring everything you will need for your stay as the nearest place to purchase groceries, beverages or ice is Concan. Keep in mind that Concan is a dry county.
    How far is the river from our cabin? It's approximately 100 yards down the road. The river at the Ranch property is about a mile long. You can sit and enjoy a cold beverage in shallow spots or stationary float in other areas. You cannot do a point to point float as they do in Concan. Guest of the cabin can access all of the common areas on the ranch to include the river and a wonderful hiking trail on the hill across from the ranch. The kids can keep themselves busy at the ranch park playing basketball, volleyball or horseshoes.

    This bright and airy one room studio tiny home with a kitchenette is located right off of highway 83, about 3.4 miles from Garner Park and 3.3 miles from the Third Crossing/Seven Bluffs drop off point at the Frio river. We are close to the water, yet away from the crowds. A cozy spot perfect for two people to relax after a day of floating the Frio or exploring Garner State Park. We offer coffee, and tea for you to enjoy during your stay
    Enjoy the tranquility of front porch sittin’, bird watching, the relaxation of Frio river floatin’, or gorgeous hiking at Garner Park. We are only a few miles away from both Garner State Park and thr Frio River (the Third Crossing drop off spot in Concan). This area is surrounded by birds, who make daily appearances in the morning. So far, we’ve spotted an Indigo Bunting, Vermilion Flycatcher, Eastern Bluebird, and even the rare Golden Cheeked Warbler! We do not have tv or WiFi. This is truly a place to get away from it all, and enjoy nature, friends, and family. Feel free to browse our orchard and pick fruit when in season, or select fresh herbs from our herb garden for cooking. We have apple trees, plum trees, a fig tree, pear tree, apricot tree, and peach tree. All of our trees were planted with you in mind. We hope you enjoy our fruit as much as we do!
    We are located in the adorable town of Concan, Texas. Our property is conveniently located between Garner State Park and the Third Crossing drop off spot at the Frio river. It’s the perfect place for those glampers who want to enjoy both Garner Park and Concan! This area is knows for amazing nature and wilderness experiences, from floating the gorgeous Frio River, Hiking Old Baldy at Garner State park, learning more about nature through the guided nature tours at Hill Country Adventures, quietly watching some of the most beautiful and rare birds in texas from your own front yard, or standing in awe as millions of bats fly over your head at the Frio Bat Flight, the Texas Hill Country River Region will not disappoint. One your drive here, be sure to keep your eyes open for exotic animals! You never know what you might see hanging out by the fence line. This area has one of the largest populations of exotic animals in the country! Once you get into Uvalde County and Real County, you could see anything from Zebras to Buffalo. The beauty in the area is that undeveloped, rural charm. Unfortunately that rural charm, bings all other aspects of country life. Cell service is not great, only AT&T cell service works out here (and it runs slow during peak season). Be sure to bring any groceries that you might need. There are few grocery stores in the area: The Concan General store has basic items that you might need, We are located on 5 acres right off of 83. Because we are conveniently located directly off the highway, there is a substantial amount of road noise (we do provide white noise machines and ear plugs for our guests).

  • Our stay here was great. The house is small however Jake & Leah were very clear about that in their description and it’s the perfect size for 2 people wanting to enjoy a getaway. I love that this house is close to everything we wanted. You are less than a 10 min drive to any of the tubing/kayaking outfitters, Garner State Park, local convenient store and the Frio River. Highly recommend staying here.

The bed was super comfy, and they had everything you need. The Cactus decor was a great touch to the themed Cabin. Great accommodations, and priced extremely fair! We will definitely book again!

    Clear Springs Lodging of Utopia is a year round lodging operation, so please review our website and call or email us of when you would like to make a reservation.Each of the sites have a unique name. Great exotic game to domestic wildlife is found on and around the lodging sites. Both the Sabinal River and Frio River provide one of the most dramatic nature theaters for fishing, nationally acclaimed bird watching, hunting, as well as hiking, biking and kayaking.
    2 Bedroom/2 Bath cabin has one queen bed, a full/twin bunk bed, and a futon for up to 7 guests. Living room has a flat-screen TV, DVD/Blue-Ray player, and Netflix (no cable or antenna TV). Master bedroom also has a flat-screen TV. Wi-fi reaches to the large covered deck with plenty of chairs. Full kitchen and dining table. Central air and heat. Pets welcome with a fee $20 per pet per day. If we have had enough rain, the crystal clear, spring fed Sabinal River is flowing at the southern edge of our property. It is mostly shallow, so it is perfect for kids, but there is a 5 foot deep hole as well. And it is very private. Lost Maples State Park is just 10 minutes away and has nature trails and the Sabinal River flowing through it and Garner State Park is about 40 minutes away. The Utopia Bunkhouse is also on the property and can be rented together for larger groups.
    The town of Utopia is less than 10 minutes away and has a general store,hardware store,convenience store, Utopia Golf Course,and Lost Maples Cafe. The Utopia Park has a lake where you can fish or swim (small fee required). Lost Maples State Park is just 10 minutes away and Garner State Park is about 40 minutes away.

    This is a private room and bath UPSTAIRS in our two story B&B home. King bed, tub/shower, large windows with a great view. . Small guest fridge and Keurig on landing/loft to be shared with other guests. Quiet, peaceful. We are practicing minimal contact with our guests and ask that you don't walk through the downstairs area. Outdoor patios/porch are available to guests. A $10 gift certificate is available to eat breakfast at Lost Maples Cafe.
    Quiet, private room and bath, very comfortable.
    Our B&B is on 2 acres, no close neighbors. Utopia is 3 mi. south and has a small grocery store, PO, library, hardware store, cafe, antique store, boutique.

  • When we are in the area, we don’t even think twice about booking at this Bed and Breakfast. The hospitality and amenities are out of this world! Peggy’s breakfast and the coffee is always top notch and TO DIE FOR! Peggy was so thoughtful and left two cups of ice water for us on our nightstands, knowing we had a long and hot day, full of physical work. She accommodated our last minute plans and we even got “extra special treatment” - this is the place to stay!
