It's close to 17th Ave restaurants and cafes and shops and a short walk to the downtown core. The apartment is in a friendly no-fuss building and you can park in my stall for free. You can walk to the river pathway when the weather is warm or cozy up with a latte a block away when the weather is cooler. This is a 3rd floor walk-up, and you have the entire space.
