The Orangery is a studio space situated at Coes Farm an organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The apartment offers spectacular sea views from each of the three generously sized double bedrooms as well as the living area.

The Riverbank is nestled in an RSPB nature reserve close to the South Downs National Park, and benefits from a wide range of bird and animal life. This unique community is home to around 55 houseboats of all shapes and sizes and is completely unique to the UK. Guests will have exclusive use of our traditional narrowboat, Rhubarb and Custard. This will be a totally unique experience, at one with nature and the perfect place to holiday with the family! You will be able to relax, swim, or cycle...

Caburn Cabin is in Firle Village in the South Downs national park. Our spacious timber cabin sleeps up to four people. It has a warm rustic charm whilst being fully equipped with modern facilities. There is a rear private deck with seating. Ideal for romantic escapes or active holidays. Enjoy the outdoors by foot & bike direct from the cabin. The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

Hove Tiny Home: patio & free parking

Our Tiny Home sits tucked away in the heart of Hove, in our garden. You’ll sleep on a comfy double bed in the mezzanine, gazing at the stars through a velux. Downstairs, there’s a kitchen with essentials and a private bathroom with a toilet and shower. Step outside to your private patio with a bistro set—perfect for morning coffee. Free parking lines the whole road. It’s an 8-min walk to the nearest station, 20 mins to the sea/central Hove. By car, it’s just 5 mins to Hove, 15 to Brighton.

The Zeppelin with outdoor bath (April-November)

The Woodland Zeppelin (Outdoor Bath Available April to November) Our Zeppelin landed in 2017 and has been a popular romantic and lifestyle retreat, from busy lives, since then. The woodland Zeppelin is located near our original rental, Airship 001, but is designed differently inside to appeal to all couples and those who have enjoyed their stays with us, previously. This accommodation has no mains plug sockets and sparse mobile signal. It was designed by the architect Roderick James.

A scenic, glamping pod, situated within the High Weald Area of Outstanding Natural Beauty. Located on the edge of a beautiful pond and equipped with a wood fired hot tub (no jets/bubbles),wood fired pizza oven, central heating, kitchen (with Gas Oven & Hob) & bespoke outside wooden decking. The pod has WiFi from Three 4G (somewhat unreliable though from the woods & valley) and integrated bluetooth speakers. * The electric is powered by Solar - NO HAIR DRYERS, STRAIGHTENERS, FANS ETC *

Cute and cosy garden cabin in a quiet residential area of Hove, a short walk to the seafront and within easy reach of central Brighton. A 5 minute walk to the train station, 2 minutes to the bus stop. Mezzanine bedroom area with double bed, and a sofa bed. Suitable for a couple as well as families (up to 2 children) Kitchenette with microwave and fridge. Power shower and heated towel rail. Private patio area with garden furniture. South Downs Way Loft ( Tinpots)

The South Downs Loft We’re situated in the South Downs National Park on the South Downs Way half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is bright & comfortable. Ideally for 2 adults, but a 3rd adult/child can be catered for. There is a king bed, kitchenette, shower room, a couple of comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.
