Christmas 2025 bookings - please contact owner before booking to agree special check in and out. A very comfortable holiday cottage with ample off-street parking and a view over the playing fields. Garden completely secure for small children (cot, high chair and stairgate available). Full central heating makes it ideal for winter breaks. A perfect cottage for year round family holidays. Downstairs bedroom and bathroom give easy accessibility for those with limited mobility. Sorry, no dogs.

The Kelling is a traditional Norfolk flint and pantile house with all modern amenities. Open plan living on the ground floor with a separate utility room and cloakroom. The kitchen diner is south facing with bifold doors leading onto a courtyard garden with garden furniture for 6. There is comfortable parking for 3/4 cars. The house has 3 Ensuite bathrooms with power showers and a bath to the 3rd bedroom. East Rudham is a very pretty village on the main road between Lynn and Fakenham.
