“Our stay of a full week in the annex was a pure pleasure for us and we could not imagine a better base for any visit to the area. The accommodation is immaculate, spotless and very comfortable for two. The main lounge / dining room is a huge space overlooking a very private and pretty garden, attracting a lot of wildlife - squirrels, woodpeckers etc - for which Barry & Helen provide identification guides - we spent hours happily watching all the visiting birds. We were greeted with a quick induction from Barry and a very generous arrival pack including basics and cake and wine. Barry and Helen live adjacent to the annex and while on hand if assistance is required the annex is otherwise entirely private. They were very helpful to us with local knowledge, suggestions for cycling etc. The location on Charles Close is extremely peaceful - a welcome contrast to the relative traffic noise and bustle of Wroxham centre which is only a 10 minute walk away. Walking in the opposite direction are open fields and lanes leading to local broads - excellent for cycling or walking or boat trips. We spent a full day sailing on a Wherry and highly recommend that to any boat lovers. All in all we cannot recommend the annex too highly for convenience, comfort and all round good value. A self catering accommodation, sleeps 2, ideally suited for couples. Walking distance to town centre, local amenities and the broads Wroxham. Train station is 5 mins walk from the property. There is a double sized bed with beddings and towels, WiFi, TV and tea and coffee making facilities provided. A nice patio and garden is also available for use. Private parking.

Location is unrivalled, set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, swimming pool, cycleways, beach and boat hire are all close by.
“You will receive a friendly welcome, a warm and cosy cottage. It is spotlessly clean. In the bathroom there was plenty of hot water to soak in after a long walk. It was all beautifully furnished, with little extras that will add to you holiday. You can just leave the car safety in its own private space and head off for beautiful walks in the fens. The area is quiet and peaceful, the village is charming, the church looks thriving and all the cottages around delightful. There is even a butchers, village shop, tearooms, gift shop and a pub. Rupert will ensure that your holiday is a success!”
