Part of a picturesque barn and stable complex with bedroom/living room, en-suite, lobby, kitchenette and direct access to pretty shared courtyard garden with exotic plants and water feature. Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

You will love this self contained studio which is sunny in summer yet cosy in winter. Brindle studio has two private outside seating areas. One sunny courtyard garden and one cosy undercover area. Brindle studio has its own private entrance .The studio is attached to our home ( So some noise at times maybe heard ) although the adjoining door is locked giving you a private area. We have designed brindle studio to give you a feeling of security to enable you to have a relaxing time in Norfolk.

Ideal for a couple (plus young child) or single person just wishing to get away. The cottage has a large living area with a sofa bed which is suitable for children. Crossing Retreat is a timber clad modern barn which has been renovated to give guests a taste of the countryside with a quirky twist. The large bi-folding doors along one side of the Retreat allow guests to open up their living space to the outdoors, perfect for those warm evenings. In the cooler months it provides a great source of light, enabling guests to take in the surrounding fields which provide lovely views. The projector and pool table are super additions to keep you entertained.

The Boat House is a wonderfully unique space which sleeps 2 in one bedroom/sitting room overlooking the Broad. Fully centrally heated, it has a kitchenette, wet room and a summer house. A pub and cafe are a short walk away. Hot tub rental (£85 per stay) available. We also have storage for bikes and there is a launching area for canoes and paddleboards a 5 minute walk away at the moorings.
