Delightful Georgian Pied-à-Terre in Central New Town

Diligently owner-managed and lying off a private courtyard, this delightful city-centre main-door flat is spacious, bright and sunny. Descend a stone stairway, and once inside everything is geared to your comfort, enjoyment and wellbeing, helped by us being Edinburgh locals who can step in and assist should the need arise. A sense of scale and serenity pervades the softly lit interior, where lovingly decorated rooms effortlessly blend every modern convenience with authenticity and traditional finishes. The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. Being owner managed you'll be dealing with us, not a Property Manager, and you'll find the passion and energy we've put into our home will reflect the effort put into ensuring your enjoyment. Walk along the Royal Mile from an Elegant Apartment

Enter into a magical courtyard off the Royal Mile guarded by four blue and gold dragons and you step back in time to a mystical period. The property dates from 1790 but has been sympathetically upgraded. The wonders of the Edinburgh Festival and Fringe are right on your doorstep, or, if you prefer, close the door and people watch from your bedroom or living room which look straight on to the Royal Mile. You really couldn't get a better position to enjoy the Castle, the Palace, Arthurs Seat or the wonders of the Old Town of Edinburgh. Entire property. I will be in the local area and always on hand if you have a question or an issue. Set in the heart of Old Town, the flat is steps away from the vibrant boutiques, craft shops, pubs, and restaurants that line the area’s quaint streets and alleyways. It’s an ideal stepping off point for visiting many museums and historic sites. This apartment is based on the Royal Mile where tour buses leave on a regular basis as do taxis and local buses. Walking is the name of the game in such a central location! Transport in from the Airport can be by bus or tram and both stops are a 5 minute walk up the hill to the flat.

Make you trip to Edinburgh truly memorable with a stay at Craigiehall Temple. Built in 1759 and situated in its own grounds on a former part of the Craigiehall Estate, it's Grade A listed for its stunning portico displaying the arms of the 1st Marquess of Annandale. Beautifully furnished one-bedroom guest suite in a central, but quiet, location and within walking distance of most tourist attractions - also a good bus service is nearby. The guest suite is a real home from home - comfortable for up to three people. It is part of my home but is a private space. As I live in the same building, I am available if you need help or advice. PARKING: you MUST let me know if you plan to bring a car BEFORE booking. The available parking won't suit everyone.
