Delightful Georgian Pied-à-Terre in Central New Town

Diligently owner-managed and lying off a private courtyard, this delightful city-centre main-door flat is spacious, bright and sunny. Descend a stone stairway, and once inside everything is geared to your comfort, enjoyment and wellbeing, helped by us being Edinburgh locals who can step in and assist should the need arise. A sense of scale and serenity pervades the softly lit interior, where lovingly decorated rooms effortlessly blend every modern convenience with authenticity and traditional finishes. The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. Being owner managed you'll be dealing with us, not a Property Manager, and you'll find the passion and energy we've put into our home will reflect the effort put into ensuring your enjoyment. My Grassmarket apartment is immediately next to Edinburgh Castle (as you can see from the window view), the Royal Mile and the Old Town. The Grassmarket is full of traditional pubs, restaurants, coffee bars and boutique shops. It is also central for Princes Street, the main shopping areas, museums and the main city centre tourist attractions. The location is ideal for the Festival, Hogmanay and both tourist and business visits. It is well served by both public transport and bus tours.
