Come stay in our ​cozy cottage located down a country lane. Part of the Ponder farm dating back to 1906, we have a little house that offers a peaceful environment overlooking the family farm with a picturesque old barn, surrounded by tree lined fields. Enjoy the updated home with fully furnished kitchen, queen bed, and open front and back porches for relaxing in the quiet countryside. We are located just south of Sherman off Hwy 11, close to Austin College, with easy access to Highway 75.

The home features a spacious living area designed for relaxation, and the back porch is the ideal spot to unwind, enjoy your morning coffee, or spend time with friends. Whether you're soaking up the sun or enjoying the evening breeze.

Private Guesthouse On Country Land

One-bedroom guesthouse with a private entrance, full kitchen, pantry, bathroom, and laundry room. The bedroom features a king-size Tempur-Pedic mattress, desk, TV, and spacious closet. A pack ’n play and twin mattress are available for added flexibility. Enjoy our shared breezeway porch with an outdoor fireplace and peaceful views into our wooded 12-acre backyard. Perfect for wedding weekends, lake trips, or a quiet countryside escape. Also well-suited for comfortable long-term stays.

The Vineyard Loft

The Vineyard Loft offers all the comforts of home. The studio style apartment has a kitchenet, open living area, and separate entrance. Take a walk in the country, pick some blackberries, enjoy wine tasting at a local vineyard, or shopping and restaurants in Celina located just minutes away (see Guide Book). The Vineyard Loft is one of two Airbnb Venues located on the 3-acre Blackberry Patch property. Check out our other venue (Blackberry Cottage). Book both venues for a larger group.

The Countryside Suite

This country suite is located on a beautiful property right outside city limits. Comfortable queen bed, sofa, desk, tv, mini fridge, freezer, microwave, coffee maker, etc. Everything you need for your stay! The room is attached to a shop about 1 acre from our main house. Shop area isn’t used much, but if needed during your stay, you will be notified prior to use. Van Alstyne is a quaint small town with vintage shops and restaurants. Come enjoy our little slice of heaven!

Cliffside Cottage

Welcome to your private escape in the woods! Nestled in a quiet, secluded setting with a scenic views and privacy fence, the home feels like a true retreat while offering upscale amenities throughout. Relax by the private heated pool surrounded by expansive concrete decking. Outdoor lounge and seating areas ideal for morning coffee or sunset cocktails. This homes has it all! Must be 25 years of age to book, and no more that 6 guests on property at all times. No exceptions.

"The Little Ass Apartment!"

Welcome to "The Little Ass Apartment" which sits on 28 acres with 3 mini donkey hosts. This apartment has everything you will need to relax indoor or out. There is a full kitchen, living room, bathroom, washer/dryer, and spacious bedroom. Outside has a large fenced in yard, fire pit with seating, and a wrap around porch with views of the sunrise and sunset! Enjoy the backyard entertainment area with washers and corn hole!
