Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). With everything you could need for a short stay and plenty of beautiful walks nearby, dogs are welcome and enjoying some golf is optional at our beautiful 18 hole course and driving range. Soak in the free standing tub whilst admiring the views, or relax on the deck and watch the sunset. 2 minute woodland walk to access.

The 'Seaside Annexe' is self-contained, 1 bedroomed accommodation. It is light and airy with vaulted ceilings, overlooking the English Channel and featuring an ensuite shower room, TV, rear garden, lounge & dining area, south facing deck and fully equipped kitchen. It is directly on the coastal path with secluded beaches on the doorstop and the South Downs National Park a short walk away. We are a 15 minute drive or a short bus ride into Brighton which has something to offer for everyone.

Orchard Hut is a secluded and very private shepherd's hut fitted to a high standard, and situated in a gloriously peaceful meadow setting away from any road noise. The meadow is rich in wildlife and there are views to the South Downs that can be enjoyed from the hammock or the wood fired hot tub.The hut sits just outside the South Downs National Park, 3 miles from Lewes and 5 miles to Glyndebourne. There is direct access to a myriad of public footpaths with a good choice of stunning walks.

The Garden Room

The annex is a detached building with a key safe and separate entrance situated in a very quiet part of the historic county town of Lewes. There is very little passing traffic and as we’re on the outskirts it’s about a 20 mins walk to the centre of the town but are very close to the South Downs, a 5 minute walk away and the gateway to the South Down way and the National Park. (Smoking only allowed outside) Close to Brighton and good access to public transport and a main line to London.

There is parking on the driveway at the front of the property. The annexe is located a short walk from Eastbourne District General Hospital. The main town and seafront are just over one mile. Walking distance to nearby bakery, supermarket, fast food outlets, post office and a florist make this flat the perfect place for a short stay.
