Our small above-garage guesthouse on the New York-Vermont border is a retreat from busy life. The open floor plan, airy apartment has windows on all sides & overlooks woods, meadow & animal pastures. The guesthouse is ideal for those looking to get away from electronics and the internet, and hike and bike the area’s trails, and/or paddle the Battenkill River and area lakes. Or just sit on the deck with a book and cup of tea or glass of wine. Pets are welcome (we do charge a small fee for pets)!

Our carriage house has been completely restored from a post and beam barn to a beautiful and comfortable studio apartment. There are two beds-one comfortable queen and a cozy twin; hardwood floors throughout; the kitchen has granite counters, new appliances and a raised eating bar; separate dining table and work desk; bathroom is fully tiled with a glass enclosed shower. Central HVAC.Two off-street parking spaces are yours, along with a shared fenced yard and a separate coded entry for security.

Forget your worries in this lovely and serene space. Located on a farm with acres of land, trails and starry skies, you will enjoy kicking back in an open design guest house. Living and dining in front of a wood burning fireplace with a fresh and bright kitchen immediately at hand. The guesthouse has king & queen beds with a nicely finished bathroom. The carriage house is a completely stand alone building with our private home in the front of the property. The unit is on the 2nd floor and includes one parking spot in driveway . Driveway gate can be locked at night It borders Saratoga Racetrack, making it a few minutes walk to either entrance. Racing Museum, Fasig Tipton and downtown are all within 4 blocks. You can use our family (unheated) pool open mid June to September. Not suitable for pets or children. Special prices for long term.

Enjoy the natural beauty of the Battenkill River in our private, charming, guest apartment located on the outskirts of Greenwich, New York just 20 miles from Saratoga Race Course and a lovely scenic drive to Lake George and Vermont. Our cozy space includes 1 private bedroom with a queen size bed (linens included), a couch that can sleep an additional 2, TV, dining space and a complete kitchen. Unique centrally located, peaceful country chalet between the Adirondack and Green Mountains on 60 acres. Starlink available if your phone doesn't work here. Near Lk George, Lk Champlain, & VT. Hike, fish, swim nearby. Air conditioners on the main floor for the summer months. Our 9120 watt solar array powers our property. During the cold months enjoy the wood stove. All wheel drive a must in winter. We have a spacious deck by the shared pool, pergola, and a shady deck by the stream.

A simple and cozy (yes it's small!) retreat to recharge and escape the hub bub of everyday life. Dock use includes swimming area, kayaks, canoe and dock furniture. No dock space available for guest boats. Local country store & post office available. 1 hr from Albany. 45 mins from Saratoga, 15 mins from Lake George Village. Hiking & biking trails nearby.
