Come and enjoy these cosy and private rooms in part of our house. 15 mins walk from rail link to Edinburgh. A ground floor entrance and kitchen leads up to a comfortable sitting room with television , plus a double bed bedroom , and a study/dressing room all with lovely views onto farm land and our own back garden. There is an internal bathroom with toilet, bath and electric shower. There is also access through our dining room to the west facing patio. The kitchen has all the basic necessities.

Just a stones throw away from Glenkinchie Distillery, the accommodation includes use of beautiful mature gardens in a tranquil farmland setting where wildlife is abundant. *VERY family friendly*

Our guest suite is in a quiet residential area in Balerno; a village at the foot of the scenic Pentland Hills. A beautiful spot for walkers and nature lovers. To visit the city take a 25 minute car drive or the 44 Lothian bus at the end of the road for a 45 min bus ride to Edinburgh City Centre. Complimentary milk, coffee, tea and sugar plus cereal for your first breakfast. Shops, restaurants, bars, cafe & takeaways within a short walk. A parking spot on the drive is available on request.

Loft conversion with two double bedrooms & parking

Two bedrooms & one bathroom in private loft conversion with parking on the south-side of Edinburgh. King size bedroom with en-suite bathroom & double bedroom, bathroom is shared between both bedrooms with access only through king size room. The downstairs is not available to guests, so this is unsuitable for guests looking for accommodation with a kitchen and living room. The space has large beds, cupboards & drawers, a tv but no additional seating. Coffee, kettle and a fridge is provided.

Little Linton

****Edinburgh council have added a visitor tax as of July 2026 so I will need to increase my nightly fee to account for this! Situated in the peaceful and leafy Colinton Village, we have an annex attached to our house for your stay with your own entrance. We feel it offers country views out to the Pentland hills yet we are easily accessible to the airport and centre of town. We have a double bedroom and small sitting room and private bathroom for your stay. Tea, coffee and toaster provided.

Excellent bus and train service into the centre of Edinburgh - well served with all amenities, restaurants pubs and supermarkets. Ideally located for visiting the many attractions in Edinburgh, Midlothian, East Lothian and the Scottish borders. Easy free street parking and private outdoor space to enjoy sitting and relaxing.

This is a large double bedroom suite with relaxing sitting area, double bed and dressing table in the sleeping area, dressing room and shower room. It is part of an old steading has access to on to grassy areas that over look a paddock. The access to all of central Scotland is ideal from this property particularly Edinburgh Airport and the M9/M8 links and the city bypass. although we are close to Edinburgh city this old farm maintains a rural feel and offers a home away from home feel.

Barleydean Suite is situated in a private annex in a country house. At the edge of the Pentland Hills, you can hike from your front door, wander to the local pub or take a bus to Edinburgh. The suite has private access for guests. It has 1 bedroom with a super king-size bed for 2 guests. Up to 2 foldaway single beds can be provided on request. Maximum occupancy is 4 people. There is a kitchenette suitable for light cooking, with hob, microwave, Nespresso, toaster, and washing machine.

the wendy house- very quiet leafy private Edinburgh

The “Wendy House” is a self contained studio for 2 accessed from an outside stair and is very private and only for your use. The Wendy House is 'Covid 19' compliant and friendly and we will respect social distancing at all times with you - starting when we first greet you. The space has a new double bed and a newly installed shower room. There is tea, coffee, milk, bread rolls and yogurt in a small fridge - so you can breakfast in the space or in the garden as you wish.

Comfy one bedroom annexe adjoining owners' home

Located in attractive Juniper Green, this comfy annexe adjoining the owners’ home is conveniently five miles from the city centre. Juniper Green is served by a range of local shops including hairdressers, deli, supermarket, takeaways and a real ale pub serving food. Regular bus services run day and night from outside the house into Edinburgh. Recreational access to the Water of Leith cycle and walkway into Edinburgh, local parks and the Pentland Hills.
