This calm bed and bath in the back of our house on the SECOND FLOOR is a great place to stay while you explore Rochester. You enter through the back porch and MUST GO UP A FLIGHT OF STAIRS to the suite. Located on the edge of the South Wedge/Highland Park area of Rochester it is walking distance to cafes, restaurants, Highland Park and the thruway 490. It is easy to get to the local schools RIT, U of R, and the hospitals - as well as to downtown! Bus lines are close if you don't have a car.

We are a retired couple with two friendly hypoallergenic dogs Sadie and Zoey. We offer a cozy well maintained studio that has keyless entry. We follow Airbnb Covid-19 enhanced cleaning protocols. Both the kitchen and bath have necessary items including coffee maker. Living room has comfy couch with Hulu and Spectrum. We are on a quiet street walking distance to shops and restaurants. Tully is conveniently located between Syracuse and Cortland both of which can be reached in an easy 20min drive

SYR second floor studio and first floor book nook in detached carriage house next to owner occupied home. Private. Modern. Authentic. Near SU, downtown, and hospitals. House backs up to beautiful Elmwood park and our family garden. Perfect for 1 or 2 (potentially 3). Great for coffee, book, and nature lovers. Stairwell to apartment is narrow and could be a challenge for some. Access to fenced private family garden if you like. We are often around and outside but the apt is very private.

Our guesthouse is minutes from the interstate, but you'll swear that you've traveled far out in "God's country." Surrounded by many Amish neighbors, we are centrally located to Cooperstown, Howe Caverns, the Southern Adirondacks, Saratoga, Albany, Utica, and the Mohawk Valley (all within an hour's drive or less.) We are close to Syracuse NY, Jamesville Beach,and Tully. You’ll love our place because - Well, its a Hobbit House :). Very cozy 12 by 12 cabin set in the back of my land right where the woods start. Small cabin good for a couple and maybe a child or two but no more than that. It has an outhouse. If this is sounding too basic or off the grid then please don't book! :) because that's exactly what is. But you also get to say you stayed in a cozy little hobbit house.

If you’d like to add-on the bottom unit (not rented to other groups simultaneously) please let me know… it sleeps an additional 2 guests with private entrance, bath, kitchen, desk & queen bed.
