Visitors will have the use of the hut, stunning firepit & BBQ. A beautiful private wood-fired hot tub is attached for your exclusive use. There is also a sauna a few steps away. The lake is well fenced, secure & very private. Visitors are welcome to fish in the very well-stocked specimen Carp lake, with multiple fish approaching 40lb.

The Blackhouse Boatshed is a stylish new small house boasting stunning panoramic views over the boatbuilding and sailing hamlet of Pin Mill and the famous Butt and Oyster pub. The Hobbit is a small cosy hideaway, located within the grounds of a beautiful English country garden. The space gives the feeling of an old ships cabin, with original oak beams and panelling. The place might be small but still has all the comforts of home, including a standard double bed, underfloor heating and a deep roll top bath. As well as being furnished with antique fixtures and fittings. The Hobbit has a small but lovely garden room, where guests can just watch the world go by.

The Old Stables. Detached and full of character

On the Suffolk Essex border surrounded by fields, trees, and plenty of wildlife lies our old late 18th century stable building. Just 5 minutes off the A12 and you are in a different world. We live in the thatched Farm Cottage, the oldest part dating back to the 15th century and the stable is situated at the end of the drive. Excellent location for cycling (on the National Cycle Route 1), or visiting Jimmys Farm just 4.9 miles up the road. Walking is a must or just relax and unwind!

We've created an open-plan cabin which is located on the edge of King's Forest with direct access to an abundance of nature, walks, cycle tracks and beautiful views. Relax and unwind on the raised deck of an evening as the sun sets over the forest in front of you, watching deer emerge from the forest and owls flying overhead. We are able to provide celebration packages upon request.

Beside the pod is an electric George Foreman Grill.The bathroom has an electric compact shower with mains supplied water and toilet. The garden is secluded, peaceful and full of wildlife. The pod also has its own private parking space and free WiFi.
